Standard Chartered leads EUR550 million financing for M&G and Marlet’s Dublin build-to-rent portfolio

London, UK – 10 August 2026. Standard Chartered has led a EUR550 million senior term loan facility for a high-quality build-to-rent (BTR) portfolio in Dublin, Ireland, owned by a client fund of M&G Real Estate and developed and now operated by Marlet Property Group. The transaction supports a portfolio comprising six private rented sector (PRS) developments across the city, encompassing 1,812 residential units and 12 commercial spaces.

Standard Chartered was the Sole Underwriter and Mandated Lead Arranger for the senior facility.

Alongside the senior financing provided by Standard Chartered, Affinius Capital and Macquarie Capital Principal Finance have provided a EUR182 million preferred equity commitment, creating a comprehensive capital solution for one of Ireland’s largest institutional living portfolios.

The transaction further strengthens Standard Chartered’s longstanding relationship with M&G and reflects the Bank’s commitment to delivering tailored financing solutions for clients across the real estate sector.

The portfolio comprises high-quality residential assets located across Dublin, including developments in St Clare’s, Harold’s Cross, Claremont, Grand Canal Harbour and Dundrum.

The facility has been structured as a Green Loan. All the residential units have Building Energy Ratings (BER) of A3 or better, reflecting the portfolio’s strong sustainability credentials.
